The Land - 90 Acres

Roughly 40 acres are open pasture, currently producing about 120 round bales of hay per year. A local farmer cuts and purchases the hay, keeping the pasture maintained without requiring the owner to perform the work. The property remains agriculturally exempt, with current property taxes of approximately $600 per year. The hay production has historically generated enough income to more than cover the annual property taxes.

The remaining 50 acres are wooded, with wet-weather creeks winding throughout and a 1/3-acre pond. The 1/3-acre pond adds both recreational and wildlife value. None of the property is within a FEMA-designated floodplain. 

Good perimeter fencing surrounds the property, with cross-fencing in place for anyone wanting to run cattle. A new bridge crosses the creek, giving a UTV, ATV, or tractor access to the full 90 acres.  Additional access to the pastures is through a double-gate on the county road.
